Lobby Finishes The walls of the typical floor elevator lobby are clad with polished Koral granite. The nine foot (9') high elevator doors and frames are high quality painted steel. The coffered gypsum board ceiling rises to a height of ten feet (10') and features incandescent lighting designed and directed so as to accent the granite. Return air goes through 2x4 light fixtures and/or 2x2 return grills. The area above the ceiling is an open return plenum, carrying air back to the AHU and PIU's. Electrical System Design Capabilities Electrical service to the typical floor is fed from the Building's main electrical bus risers. High-voltage and low-voltage panels and requisite transformers have been provided in the electrical closets of each floor. Electrical System Emergency Power The Building is served by an emergency generator which powers emergency lighting, elevator service, and critical life safety systems. Fire Protection System - Type of System One Ravinia Drive is a fully sprinkled building that is monitored by a Thorn Auto-Call life safety system. The system includes ionization smoke detectors and pull stations to initiate a fire alarm, strobes, and horns for notification. The entire system is monitored from a centralized fire control room on the ground floor. Security - After Hours Access Authorized personnel may enter the building using an access card, which is issued by the Property Management Office upon request of the tenant. Security - Secured Building Access The building is secured at all points of egress by a proximity card reader system. Security - Security Personnel A security guard is on duty 24-hours a day. Typical Floor Information Typical Floor Size The building's typical floor size is 23,500 rentable square feet. Typical Bay Depth The typical office bay depth is approximately forty-one feet eight inches (41'8") from the core wall to the perimeter glass. Ceiling Height The nine foot (9') finished ceiling height is continuous throughout the typical floor except for the ten foot (10') height of the coffered ceiling in the typical floor elevator lobby. The continuous plenum above the ceiling will be three feet six inches (3'6") in depth, less the structural dimension for floor slab and beams. Ceiling Material The standard ceiling tile is a 2 x 2 Armstrong Fine Fissured Angled Tegular Humigurd Plus tile with an Armstrong/USG white grid. Door Finish The Building's standard finishes include 9-ft high solid mahogany doors with painted aluminum frames (may be substituted with hollow metal frames (painted to match) and polished chrome hardware with Schlage locks. Floor Load The Building designed floor-load capacity is 50 lbs. per square foot live load and 20 lbs. per square foot partition allowance. Floor Material 36 oz. Restrooms / Floor The floor, base and walls behind the plumbing fixtures in each restroom are covered with two-inch by two-inch (2" x 2") sandalwood and pearl gray ceramic title joined together in a specific pattern with the chemical resistant grout. Walls / Column Finish Two (2) coats of premium latex paint. Window Covering Building standard window blinds are installed on all exterior windows. Window Size The exterior glass is solarbronze, an energy efficient, insulated, tinted heat-strengthened glass glazed into a fluropan coated aluminium frame which is attached to the structure. The structure extends above the finished floor to create a 19 and ½" sill in the perimeter offices, with vision glass continuing the remaining 88 and ½" to the finished ceiling height.
