Property Information

The Bank of America Fifth Avenue Plaza forms a glimmering silhouette with its silver aluminum anodized skin and large windows. The Bank of America Fifth Avenue Plaza is a 42-story, Class A office tower located at 800 Fifth Avenue, bordered by Fifth and Sixth Avenues and Columbia and Marion Streets in Seattle, Washington. The project has a total gross area of approximately 1.2 million square feet, of which approximately 906,315 square feet is rentable office and commercial space. Parking for 612 cars is provided below street level. Architects 3D/International of Houston, Texas, in conjunction with structural engineers Skilling, Helle, Christiansen, Robertson of Seattle, Washington, designed the Bank of America Fifth Avenue Plaza. Construction of the tower was completed in June, 1981. The project features a very distinctive cross-bracing design which gives the tower heightened visual impact and more freespan interior space.

Departing from the standard rectangular shape, the tower has an extended section containing low and mid-rise elevators, which rise to the full height of the tower's northern side. Due to the difference in elevation on the site, the building can be entered through the main lobby or through the public plaza on the level above the lobby. In addition, the retail area on the lobby level joins with the adjacent buildings through a comfortable pedestrian concourse tunnel under Columbia Street, thereby combining over 3.5 million square feet of office space and over 10,000 occupants under one roof. The Bank of America Fifth Avenue Plaza is constructed of reinforced steel, poured-in-place concrete columns and floors. The garage structure is constructed with reinforced concrete columns and floors. The flooring is a two-fold system with reinforced concrete and post-tensioned beams.

In 1979, Seattle First National Bank approached Hines to construct and operate a building in downtown Seattle, which would become one of Seattle's premier high-rise office towers. Hines developed the Seafirst Fifth Avenue Plaza for Seattle First National Bank from the inside out, working in every way to accommodate the tenants' needs. After construction, Hines established operating procedures responsive to Seafirst's desire to keep costs low. Hines focus on tenant satisfaction has paid off, as the 42-story landmark has remained extremely competitive through two decades of escalating growth in Seattle. The Bank's occupancy at the Bank of America Fifth Avenue Plaza has grown consistently over the last 20 years, despite two mergers. With its premier location, sweeping water and mountain views, easy freeway access, and Hines commitment to tenant satisfaction, the Bank of America Fifth Avenue Plaza has maintained a minimum occupancy of 98% since opening in 1981.

Once at the center of Seattle's retail core, the Bank of America Fifth Avenue Plaza's location now sits in the heart of the Financial Center of the Seattle Central Business District. The sophisticated Fifth Avenue retail corridor now serves as an important amenity to building tenants. Just five blocks from the waters of the Puget Sound and adjacent to the I-5 freeway, the Bank of America Fifth Avenue Plaza offers tenants a highly desirable address.

Parking for tenants and guests of the Bank of America Fifth Avenue Plaza is provided in an on-site parking garage accommodating 612 cars. Three passenger elevators provide direct access to the building lobby and five levels of parking. In addition, there is an executive, restricted access parking area adjacent to the main lobby. Parking stalls in this area are assigned for an executive's exclusive use. There are also additional nearby parking facilities that service overload tenant and/or vendor parking requirements.
