Hines has comprehensive energy management policies, including a thorough preventive maintenance program, that ensure Fourth & Madison operates at maximum efficiency.

Specific energy conservation measures include: 100% water and air side economizing functions in all HVAC systems. Preventative maintenance practices focus on ensuring better efficiencies in all mechanical systems and heat transfer surfaces. Nearly 15,000 32W lamps were replaced in 2010 with 25W lamps resulting in an annual reduction in energy consumed of 431,550 kWh / year.
